Per the last Biltmore HOA Inc., annual operating budget, grounds contract was set at $2,100 for the year, which consisted of 10 percent of the budget. Unfortunately, the other 90 percent of the budget went toward administrative & general, insurance and legal. Essentially 90 percent of the budget went towards overhead. Now that there is no longer an HOA, it is my belief that we will be able to do more with less if all participates. I don’t know if anyone has gotten an estimate on the grounds, but a contract of $2,100 should be a good starting point for the front and back of the community. There have been two estimates regarding the fence: Repairing it at $750 or removing it at $700. Repairing the fence is the best option in my opinion as opposed to tearing it down. An estimate for a new fence should also be had for comparison sake.
In addition, we need to decide how monies will be collected. Some were paying HOA in full at the beginning of the year, while others were making monthly payments. Do we want to set up a PayPal or comparable page for the community? All ideas are welcome?

I actually agree with repairing the fence. Tearing down the fence would create more ground area to maintain and increase our littering problem we are currently experiencing. I would like to thank the Admin. of this board, Ms. Brenda Jones and Ms. Terri Weems for having our best interest at heart. I hope we can all come together and make our community more appealing. #homesweethome

I just spoke with Brenda and she suggested that we all choose a date to meet and we should bring our checkbooks. We really need to jump on getting the common area grass cut and the area where the sign "Biltmore" is located cleaned up. I will be able to meet anytime on Saturdays and anytime after 5 p.m. Monday thru Friday.

All neighbors have been notified of the community message board. Ms. Brenda and Ms. Terrie since you guys have been the main points of contacts, let us know where you want us to meet.
I agree with Joeann, in that we can clean up the trash in the area ourselves. However, that doesn't address the bigger debris like the mattresses behind the fence. If anyone know of someone in the neighborhood with the ability to take those mattresses to the Clayton County Landfill, that would be great.

We will filter everything through you and Ms. Brenda. Let us know when and where you want everyone to meet. We all know what needs to be done, and as Ms. Brenda stated, show up with your checkbooks so you guys can coordinate the efforts.

First, many many thanks for taking on this task. It's a relief to know that others are concerned about the upkeep of our community...it warrants a better quality if life. When visitors see that we care, they are less likely to discard mattresses, tires, and other debris in the common areas. PLEASE let us know how funds can be submitted to help cover the costs if any repairs and upkeep. We are on board!!!
